| As the local real estate market begins its comeback, a few things to keep in mind........ the competition is no longer just other investors or other people wanting to upsize, downsize or relocate. The true competition at this point is lending institutions, banks and mortgage companies. Holding extremely too much inventory due to the sub-prime lending mess. With foreclosures and short sales at an all time high you must take every precaution to insure your property is priced in line with the current market. Many buyers will pay a little extra to deal with an individual rather than having the long time delays and strict addendums associated with dealing directly with bank owned properties. You can use this to your advantage, price, location and condition are the strongest motivating factors we are experiencing right now.
Everything from floors to windows must be spotless. Remember to clean the oven and other major appliances. Skylights should be crystal-clear, too. Do not forget to make bathrooms shine!
Kill the offensive odors. They're the first thing buyers notice, and often a permanent turnoff. Many times a Glade plug in can be very effective.
Eliminate Clutter, less stuff stting around creates the apperance of more space. If there is any item that you can put away do it.
Put away small kitchen appliances and other items that are sitting on countertops and tables. Remove extra items from kitchen cabinets and drawers, box them up if you can live without them for an extended period of time.
Remove photographs from table-tops. Remember, buyers are looking for their next home, any personal pictures that create your home can be a negative for a potential buyer.
Organize the closets. If you haven't worn something in a year pack it away, also remove any clothes that are only worn during a different season.
If there's not a reason to leave something sitting around--remove it!
Outside Tasks
Buyers nearly always comment if gutters are full of leaves and it makes them question other maintenance issues. Keep the lawn mowed, freshen the pinestraw or mulch in all natural flower beds. Plant a few flowers to add color, trim hedges and low lying tree limbs. Any plants that are struggling to survive should be replaced.
Consider pressure washing the driveway and any walkways, paint the mailbox post.
Store or organize items that make the yard look messy.
Make your front entry inviting. Decorate it, paint the door or buy a new door. It is the first look!
